Extender/Repeater working way slower than my modem/main router

Hello everyone..Ive been battling this issue for hours now i just gave up.

My main modem or router that has bulit in wifi is Cisco EPC3925 (i know its *), here are its speeds: On PC/mobile: Highest: 58Mbps, Avg: 56Mbgs, Lowest: 55Mbps

(As of writing) Now i have set up my Edimax BR-6228nS V2 LITERALLY next to my Cisco so the signal is 100% on the extender, but my speeds are like 25Mbps or lower, sometimes i was averaging about 10-12Mbps...

Up until few days ago my Edimax was on the first floor of my house in the hallway (center of the house) where i had only 40% signal from the main upstairs Cisco router, and i was getting 40Mbps average on it..I noticed that last 3 days the speeds were messed up..I factory reseted and set up my Edimax again but same results..I dont even wonna move it downstairs until i figure out why is it running so slow even tho its currently next to Cisco.
When i went downstairs to where Edimax used to be, and turned on Wifi on my phone and connected to Cisco's wifi i was getting 30+Mbps...So something is definetly wrong here..

Im outta ideas..Help.
Could it be it degraded or some stuff after time? I mean its like 5 months old or so..

My guess from reading this is that it does have some degradation. The equipment you are using is 802.11n, which only goes up to ~450Mbps (it never actually gets that much speed). I would just upgrade to all 802.11ac products, but I dont know what your budget is.

One thing you could try (if possible) is setup your repeater on the 5GHz frequency. Im not sure if your router and repeater support it, but this frequency is much less cluttered.

Other than that, I dont really know what to tell ya, sorry :/
