Wifi on one PC Slower than every other device in house

So as the title suggests my main PC is running on 2.4GHZ wifi using a TP-Link Archer T6e wifi card to a TP-Link Archer VR300 router.

Now unfortunately I cannot have the pc closer and wifi really is the only option, 5GHZ will not connect as I am assuming distance plus being an older house with slightly better build than my previous.

My previous house I had cable using a Telstra Home network system(POS) and there was one wall seperating me from the modem, I had usually 70Mbs down on a bad day up to 115Mbs down....

Fastfoward in my new house using the same hardware minus the Current router above and I was getting 6Mbs to 9Mbs....Damn thought maybe its the crap telco router so I upgraded and doubled my speed to roughly 12 - 24Mbs....Max speed on a laptop in the same room and three different phones is 74Mbs on the wifi right next to the PC that will only manage 24Mb if I'm lucky...

Things I've tried,

1.Drivers for both router and adaptor.
2.Running the PC with nothing open and task manager showing 0% Network Usage
3. Formatted main windows Hard drive and started from a fresh install with all drivers updated
4. Slightly changed position of pc from floor to desk and changed channels on the WiFi
5.Changed the mods, currently running on Protocol 802.11n

I'm seriously out of ideas now and as I type this am getting 261kbs on a download with cable internet......

Any other options or things I could try besides changing the pc from the study or maybe going the route of an extender would be great!

So to solve the issue, this house has better built walls and the Archer modem is either A) Faulty B) Crappy or C) its a bad TP link adaptor in the PC.

Got 90Mbs down next to modem, switched to old ISp supplied modem got 115Mbs...Now using the archer as a range extender and its now in the next room vs 3 rooms away, Am on 5ghs getting 40Mbs down....Guess its the best to hope for.
