Help with assisins creed fps

hello all i just bought assassins creed and i set all settings to max but im getting terrible fps, it goes from 60to40to30 and then hovers around 25-30 fps
even if i lower resolution to 1024x768 it still is close to that fps maybe only 4-5 fps increase! i don't understand at all why it would run like this! iv changed settings to low and runs better but looks terrible ppl on youtube are running it with same specs as me and getting perfect fps on highest settings and same res! im confused?





Specs:
windows 7 ultimate 64bit
Old fashion hp 7500 crt monitor
msi nvidia gts250 512mb ddr3
msi p43 neo motherboard
500watt coolmaster psu
4 gigs of gaming corsiar ram with heatsinks
E5200 dual core processor at:2.5ghz i have overclocked to 3.0ghz and no difference

Assassins creed was another crappy console port like GTA 4. So most people don't get over 40 FPS anyways. My suggestion is either live with it or just get a different game.
