Gaming PC capabilities, video card? First build

I am trying to build the best gaming PC I can for the least amount of $ possible- I am restricted to $550 or less. But I'm concerned that I might not be able to run the games I want to play on high settings- such as Skyrim & Fallout with mods, The Witcher series, Tomb Raider, Metro 2033 & Last Light.
I'd like it to be able to run games coming out in 2014 as well (The Witcher 3, Dragon Age 3, etc)

Would the $20 difference between the Asus Radeon HD 7770 2GB and the MSI Radeon HD 7850 2GB be worth it? Should I invest in a Sapphire Radeon HD 7870 GHz Edition 2GB ?

Ok sounds like it'd be worth it to get the 7870 then? I don't know much about building pc's yet so how well does it look like this build will hold up for the future? & it will run the games I want to play now, but how well?
