E6300 OC problem with games

I tried OCing my e6300 following this guide exactly http://forumz.tomshardware.com/hardware/GUIDE-GHz-Core-Duo-Budget-Syst...631-Ove
with roughly the same parts that were used in the guide, and i was able to get it running @ 2.8 ghz (according to cpuz) and ran prime95 for 6 hours on torture mode with no errors or problems reported. The problem is I want to OC it to play counter-strike:source, and when the CPU is not OCed, I get around 80 fps, and when i OC it, i get around 30... I've tried this several times with different clock speeds and Core voltage amounts but each time I do it, it ends up making my game run worse. CS:S registers that my CPU is running at 2.8 ghz (when OCed of course), cpuz registers it at 2.8 ghz, and so does windows itself under "View System Information".... any ideas as to my problem? I dont understand why OCing my system would make it work worse, while several other gamers with similar setups report better results while being OCed. Any help would be appreciated, thank you!

Is C1E on or off? Are your voltage levels high enough? If it's not broke, why fix it?

Not all chips are the same. It's possible that yours might not be as overclockable as other's might be. Otherwise, is it overheating?

Yeah, Overheating could be a major issue.
This would cause the chip to throttle itself back.

Over-Heating should not be an issue, but it could indicate an issue with the fan/heatsink not being optimally attached to the CPU.
