Socket AM2+ or 1207? - preparing for K10

I'm going to be building a quad-core computer this winter and I'm not sure what to do. There's a few options I see:
1. Get an AM2+ board and a cheap Athlon X2 and wait for (K10) Phenoms or Opterons and low prices
2. Get a Socket 1207 board and a cheap Opteron and wait for K10 Opterons and low prices
And of course there's the option of Intel, but lets not discuss that in this thread..I've already prepared that option for comparison.

So, what would you do?

Go AM2+, since Socket 1207 is going to require you to use registered memory which is going to cost a bit more for slower ram. AM2+ boards are also most likely cheaper then Socket 1207. Even if you have to wait a bit longer to get a Phenom then a Barcelona Opteron, I think in the end you would save money and you will probably have a better selection of chips at more speed option and probably lower prices.
