I am at $535 and I would like to keep it as far under $700 as possible.

I need some help with a motherboard. I just can't decide what I need. No plans for SLI or crossfire but I do plan to overclock eventually. At that time I will order a better heatsink and fan.

Mushkin is my preferred brand for a number of reasons, but you'll want to get a 2-stick set so you can run in dual-channel mode. If 2GB is enough, this set is $38.50 after MIR:

For a mobo, a P43 or P45 should be sufficient. I like Gigabyte and Biostar, others around here like Asus. Either of these is $90:
