New Budget Build ~850

So my budget is around $850, this build easily reaches $840 after taxes and shipping with the rebates and the combo prices.

I'm building this computer so I can give my sister my year old computer so she can play TF2/L4D (she's addicted to it and kicks me off my computer all the time) and decided to get myself a new computer that can run the newer games on maximum settings (Fallout 3, GTA IV, hopefully SC2 and D3 :D ) Please tell me if this build is any good?

My old computer specs:
AMD Athlon 64 X2 5000+ Brisbane 2.6GHz
Radeon x1950xt
2 gigs of ram
550w PS

Intel Core 2 Quad Q6600 Kentsfield 2.4GHz - 189.99

Since the video card is no longer available, I don't know if i can still stay within my budget and was thinking if i should upgrade my sister's computer just enough so it can handle TF2/L4D at least mid settings because my current computer has only been with me for a year and handles Fallout 3 to mid - high still and kinda unsure if I should upgrade to a new computer so soon and since I really want a PS3 so i can play LBP.

I'm definitely going to take your suggestions into consideration.
On another note, should I buy this tommorow (I don't want anymore of my items being deactivated like the video card) or is it worth it to wait for the cyber monday sales?

Well cyber Monday might have some deals, but your going to have to be "Jonny on the spot" to get them, so it's up to you. If you order today you'll probably get the items, but who knows what Cyber Monday will have in store??
