Build Dorm - How ?

I'm going to build my own DORM. I never build DORM before.

Tell me what to start with ?

residential or community ?

I have only been able to modify one with the EnableDormTool build cheat
but I have built a dorm type of enviornment for several of my Sim's
through
college at the same time just building a residence.

Or do what I did. Go into a dorm and take it apart, then rebuild what you
want on that same lot. You can just line up all the furnishings out by the
curb and use them again later.

Just build your dorm on a residential lot, then open the cheat window and type:

changelotzoning dorm

It's fairly simple, I generally start with a Residential lot to build
my main building structure. By starting with a Residential lot, I get
a Mailbox and a Regular Trash Can which dorms all have, but community
lots are missing. Also residential lots give me full access to pretty
well any building features (doors, floor and wall coverings,
furniture, etc...) I'm likely to need/want.

Then I use the code CHANGELOTZONING COMMUNITY (if you type Help in the
console, you'll see your various changelotzoning options) to change
the lot to a Community lot so that I can add various commercial
features like Outdoor Tables, Magazine & Software Racks, Clothing
Racks, Changing Booths (for public woohoo's), an Electronics Vending
machine, etc... and finely I add a Cash Register (to get a sales
clerk) to the structure.

Then as a final step, I use the code CHANGELOTZONING DORM to change
the lot to a Dorm lot, so that I can add a few final touches to my
dorm before I move any sims into it...

Start with a residential lot. build the dorm as you would have it, keeping
in mind to attract the cafeteria worker you need the same type of stove as
in the other dorms (the name escapes me at the moment), a dishwasher, or
sink, the garbage compacter, a fridge (duh) and a sprinkler system. When
you're finished, save, exit, and re-enter (not sure if that's totally
nessary, but I had to) upon re-entering, call up the cheat window, type
"lotrezoning dorm" save and exit, and that should be it!

The list of required things is:

ShinyTyme Cooktop
Counter Islands
Dishwasher or sink in the same room as the ShinyTyme Cooktop
Garbage Can
Lights
Phone (at least one)
Sprinkler

You need the Cooktop and the Counter Islands to get the NPC cook. You will
also need the dustbin, dishwasher/sink and phone. The other two I'm not
entirely sure of but you would probably include them anyway.

Oh and some people have to have case-sensitive spellings of the cheats (I
do) - so it's

changeLotZoning dorm

and you have to start with residential in order to get the mailbox (you
could run into trouble with the repo man if you don't include one - some
dorms seem to get bills while others don't but the absence of a mailbox
doesn't stop them coming, though it does stop you paying them).

They only go off in the area they are in so you need them near all the
things that could burn.

I would put one anywhere where 'normal' sim activities could cause a
fire - near/over any oven or cooktop, and near/over any fireplace. I
*might* be inclined to put one over a microwave, if it turns out that
you can start a fire that way.

Smoke detectors, same locations.
