Is the X3 EOL or would it be feasible for a gaming rig to go with the Phenom II X3 720 and take a chance with the unlocked core or just get a X4 and play it safe?
The x3 720 is indeed EOL, and you probably have somewhere in the region of a 70% chance of unlocking the 4th core. It's up to you whether you want to risk it.
the only thing making me lean toward the X3 is the L3 cache, but i think the x4 has that too now. the benchmark and testing between is fairly positive on the X3 with the unlocked core but like you said it's a 70% chance of working and basically getting a X4 at a X3 price.

The X3 being EOL has nothing to do with it's performance, most of the Phenom II models are EOL, take a look at AMDs latest pricing sheet. The X3 would still make a good gaming chip, but if you need a quad core I would personally just buy one, don't risk it on the gamble.
Even if you can't unlock it, the x3 will have similar performance in games as an x4, unless it's really CPU-bound, like GTA4, but other than that game, it should be okay.
