Gaming machine, 250$ or less cpu/mobo

Hey wondering if anyone could give me some advice, need to finish up a build and I'd like to spend under 250$. I've been looking mostly at the http://www.newegg.com/Product/Product.aspx?Item=N82E16819103649 for a cpu, and http://www.newegg.com/Product/Product.aspx?Item=N82E16813128392 for a motherboard on a budget, but I'm not really sure how much of a hit I'll take gaming. If I have to I'll break down and buy an I-5, but if I can avoid having to spend 350$ that would be excellent.

APPROXIMATE PURCHASE DATE: Will place an order asap

SYSTEM USAGE FROM MOST TO LEAST IMPORTANT: Basically gaming exclusive, doing some Fraps (WoW video editor) would be a nice bonus, and being able to play games coming out in the near future (SC 2, Diablo 3, etc)
