$500 Mini-itx htpc/light gaming help please

I'm looking to build one soon. I have the monitor, keyboard, mouse, but will start from scratch with Windows7

BUDGET RANGE: USD500 Before Rebates

SYSTEM USAGE FROM MOST TO LEAST IMPORTANT: Regular internet surfing, online radio, light gaming usage on a 1440x900 19inch monitor. Will stream via really long hdmi cable to 50inch TV occasionally.

PARTS NOT REQUIRED: keyboard, mouse, monitor, speakers

PREFERRED WEBSITE(S) FOR PARTS: newegg, open to any others

PARTS PREFERENCES: mini-itx.. the smaller, quieter, cooler the better. Would like a really small footprint on the case. Moving full sized ATX cases isn't fun, and I want to go with small portable systems instead.

OVERCLOCKING: Yes / No / Maybe SLI OR CROSSFIRE: Yes / No / Maybe

MONITOR RESOLUTION: 1440x900 19inch monitor, occasionally stream to 50inch TV

ADDITIONAL COMMENTS: quiet and cool, low power usage. light gaming means maybe mass effect 1 or 2. maybe crysis at lower resolutions. I don't need really high details, AA etc for gaming.
