2nd htpc streaming min requirements (diy or prebuilt alternatives)

I built my first HTPC last September and we cut the satellite at the same time. It has worked great. 1st HTPC was for recording 2 shows simultaneously as well as all normal HTPC activities. My better half has really liked most of the move to this Win 7 Media Center experience which she normally does not like technology much. The Win 7 Media Center has really been an easy thing for her to learn. Now, I want to build a 2nd HTPC for streaming from the first downstairs in the basement. We have done this from her laptop occasionally and it works well, but now I want a permenant solution. I just want something that can stream 1080p from internet and from 1st HTPC using Win 7.
The basic specs I have right now to do this are...(prices are from Microcenter)
1. $90 --> AMD Phenom II X2 560 (do you think I need more or less?)
2. $10 --> MSI 880GM-E35 Socket AM3 880G mATX AMD Motherboard -- built in HDMI out
3. $47 --> 4 GB RAM (is 2 GB ok since not recording? - $25 FOR 2 GB)
4. $110 --> Windows 7 Home Premium OEM
5. $58 --> Western Digital Caviar Green 1TB SATA 3.0Gb/s (I know I could get smaller, but why I am filling up space burning DVDs uncompressed so I can probably overflow primary HTPC down here)
6. $20 --> mATX case
7. $38 --> 400w Cooler Master Power Supply
8. FREE --> recycled DVD burner player from older machine -- could spend $20 more and get a new DVD burner
Total = $400 + tax

Alternative... $200 prebuilt with only DVI\VGA out -- could add 2 GB RAM for $25

What are thoughts? I am leaning towards prebuilt but want to hear if you think it is adequate or if I should build my own differently cheaper than I specified.

the prebuilt comes with a single core athlon, if you want you could go for this build too which would be better than the prebuilt for your needs (and is in a M-ITX form factor):

if you go for the for the case with the keyboard and mouse included, then i would VERY HIGHLY reccommend going for a replacement PSU fan:

which comes to $199 or $160 w/o OS depending on the case you choose.
