would allow for a CPU upgrade from my AMD Phenom II X3 720 2.80ghz to something newer like;

I use my PC mainly for gaming, and I wanted to update my CPU since many newer games seem to want a quad-core at least for recommended settings.
edit: I don't OC at all, and I play games at 1680x1050, GPU is a 560Ti, I have 4GB DDR2 RAM, and Windows 7 64 bit Home Premium.
