Help for A stable long-term (stock) system

Hi, all,

Well, I need to give up my current desktop for my sister (don't ask why) so I need to build a new one.

What I currently have are a Coolermaster HAF case and a Seasonic SS 750JS PSU.
I also retain my HD4890, but it's okay if the recommended system needs a new Video card too.

I'm looking to build a homebuilt system that can last at least 3-years.
'can last' means that it can sustain my gaming.
e.g. my Q9550/GA-EP45/2x2GB Corsair Dominator/HD4890 system was built in 2009 and has no problem playing game in 2012 (e.g. Crysis/Shogun 2/Black Ops)

I don't do OC, my computer is primarily for AutoCAD and engineering softwares, which I think has lower demand than gaming.

My minimum demand is basically just a replacement for my old system, but a replacement that allows me expand.

System Usage from Most to Least Important: Engineering simulations, Shogun 2 gaming

Parts Available: CM HAF Casing, Seasonic SS-750JS. Sapphire HD4890

Parts needed: CPU, Motherboard, 2x2GB DDR3 memory, Video card (if HD4890 is incompatible)

Parts Preferences: Intel/AMD is ok (CPU); Gigabyte, ASUS, MSI (Motherboard); Corsair or Kingston (Memory); Asus, Sapphire, Leadtek, but other is ok (VGA Card)

Overclocking: No

SLI or Crossfire: Maybe

Monitor Resolution: 1680x1050 min

Additional Comments: as I already described, a system that at minimum equivalent to my old one (i.e. Q9550/GA-EP-45/2x2GB Corsair Dominator DDR2/HD4890) but still expandable if required.
