Silent mid level gaming and HTPC

Hello,
I was interested in making a HTPC but based on a few of the games that I own, mostly older or indie games I have decided I would like to also make the computer capable of playing some games.
Approximate Purchase date: Before the end of the summer
Budget Range: $300-$600 but I would much rather stay on the cheap side. I can upgrade later if need be.
System Usage From most to least important: HTPC, light gaming, web browsing
Parts not required: Keyboard, mouse, speakers, monitor

It'll easily max out those older games. It'll even perform fairly well on medium to high settings with current titles.

The easiest way to knock down the price is to downgrade to 4gb of RAM for now. Then upgrade in the future. You can also drop the aftermarket CPU cooler if you don't plan on overclocking anytime soon. Just use the cooler that comes with the CPU. You can add the aftermarket cooler as a later upgrade. It'll help keep temps low and will allow overclocking if needed.
