GPU: 49 C
System: 37 C
CPU : 34 C

When Running Games the GPU jumps to 70-80 C and the second CPU temp jumps to 65-70 C.

I took these temps directly from SpeedFan, and recently built my computer.

Is it just me, or is that too warm?
 
seems pretty good. you have the same i5 as me and mine idles in the high 30's. motherboard seems about right as well, im around 36 on a warm day.

speedfan is known to not always report correct temps, so try HWmonitor or HWInfo64 and compare readings to make sure. with my system, speedfan reported my cpu temps 20 degrees too low so I had to alter the offset under the Settings tab.
 
No your not cooking them. Your gpu seems a little high for gaming but I'm not sure on 480 temps. Make sure there is enough case airflow and maybe increase the fan profile on the card. I only hit 70 after 30 mins of furmark and that's with crossfire.

As for CPU, that's a little warm for gaming I only ever hit 65 tops with stock cooler. But def use another one or two monitoring programmes to cros check speedfan!!
