Athlon II X2 270 Regor worth uprgrade?

Is it worth it too upgrade to a Athlon II X2 270 Regor from a Pentium D 925? I would unlock 2 cores using the ASUS M5A78L-M LX PLUS AM3+ AMD 760G Micro ATX AMD Motherboard. And i'll also be able to upgrade to Vishera eventually with a bios update. I really only play DOTA 2, Killing Floor and some Source games. I have a Radeon HD 7750, and Kingston HyperX 4GB. My price limit is 60 bucks for the processor.

If you can get the motherboard and chip for $60 it will be nice upgrade for the money.
