1st Time Builder - Help with parts list

I am a first time builder with a lot of questions, but I will limit it to three:

My plan is to build a system that I can easily upgrade (graphics card) to an awesome 3D modeling/rendering computer when I have more cash, but that will work as a great home use computer for now.

Do you see any issues?
Do I need an aftermarket CPU cooler even if I don't overclock (I am scared of overclocking  ?
Are there better values that I am missing?
