Things are quite expensive over there. If the 3570K is only about 10 pounds more, then get it. If it isn't then just stick with the i5 3330 and grab the ASrock H77M if your place sells it, if it doesn't just grab some other cheap h77 board. I see you left out a HDD, do you already have one? A DVD drive would be nice but if you have Windows on a USB then it's fine.
I need to know your monitor resolution. On 1920x1080, HIGH, 16x AF, and NO AA, you get around 44 fps on average. So it should run on ultra. http://www.tomshardware.com/reviews/radeon-hd-7770-7750...
i'm sorry i don't think you can make a core i5 build with a decent graphic card for 400£.
You'll need at least 500£ and that's already pushing it.
PS: if you throw the word "overclocking" in it. All it means is that you'll need to spend more money for a better motherboard and an after-market cooler.
Overclocking IS NOT for budget!

Why would you get him an old gen i3 when the newer one is a couple dollars more if not the same. Again, why get such a bad PSU, if it blows up which it might because the quality is so bad, then the whole system you be fried. Again I keep recommending this PSU but it's the best you can get at the price. Grab a Corsair CX 500 v2 PSU, WAY better reliability and outputs more wattage due to the higher amps.

Show me a 400£ with a core i5 please.
The reason behind getting a sandy core i3 is again the prices of H61 MOBO to stay on the budget.
go over the budget to get an ivy that's 10% more performance on benhcmark? what for? he won't ever see the difference, but the pocket will.
i build for the money he wants to spend 400£, can you do better for 400£? i'll be glad to see it, maybe i learn something, but don't tell me more expensive stuff is better, that i already know.
In my opinion it's pointless getting i5, i3 just because it's got an intel badge on it if you're only spending £400. You would be better off with the AMD FX6300 because you can buy the chip for less the £100 and the ASROCK 970 Extreme 4 mobo for £70 (on www.scan.co.uk). Even the cheapest decent i3 is £100 and in my opinion the FX6300 will spank the i3 you need to go up to i5 to benefit from the intel chip and then you are looking at £150+ for the chip before you start. To get a decent gaming build you need to budget a minimum of £150 for the graphics alone and then see what you have left for the rest! The fastest processor in the world will still blow in game if you have a cheap GPU.
http://uk.pcpartpicker.com/p/AlDu There you go, Ivy Bridge and the mobo IS compatible. I checked it.
http://uk.pcpartpicker.com/p/AlHF AMD build, maybe you can find a cheaper motherboard.
EDIT: Why did I go with the old gen CPU? Since you are on a budget and it's quite a tight one compromises MUST be made. The 965 is still a great CPU these days and you can still OC the heck out of it when you have saved up enough for an aftermarket cooler. Here is a comparison of the 6300 and the 965. It still keeps up pretty well. http://www.anandtech.com/bench/Product/102?vs=699

See..you criticize me for getting an "old gen cpu" because i used a sandy i3 (2011) and you recommend a 4 years old phenom...
I went with a sandy core i3 to get a H61 motherboard, as any other chipset will go over the budget.
It is not said that a H61 motherboard will work with an ivy out of the box..hence the warning you are getting at part picker, but that you already know.
I wouldn't make him buy something that may or may not work to make the numbers match.
i don't like to gamble with builds, if there's a chance that may not work don't build it, H61 mothers are for sandy's get him a B75 or something for an ivy but they are more expensive and you go over the budget.
As for the AMD build, while the phenom rocked it's 4 years old technology i wouldn't recommend getting that in 2013.
