Error 1722 when loading Java Runtime Envrionment with MSI

All;

I am getting an error when trying to add JRE. I have Windows XP pro, the
lastest version of MSI (version 3.1.4 update 2)

the error logfile from MSI is below:

Error 1722.There is a problem with this Windows Installer package. A program
run as part of the setup did not finish as expected. Contact your support
personnel or package vendor. Action unzipcore1, location: C:\Program
Files\Common Files\Java\Update\Base
Images\jre1.5.0.b64\patch-jre1.5.0_04.b05\zipper.exe, command: "C:\Program

No luck going thru the returns from the google groups search.

could it be the double slashes in:
command: "C:\Program Files\Common Files\Java\Update\Base
Images\jre1.5.0.b64\\core1.zip"

before the core1.zip???
