Stefano Canali (the fellow who wrote Return to Zork: Another Story)
has been working on a project he calls Worlds of Zork. While RTZ:AS
was traditional IF, WOZ is graphical. Stefano has been building his
own game engine and it appears that the graphics will be rendered in
real-time, enabling 3D movement.
A few years ago, a small group of fans at TheZorkLibrary began writing
a graphic game called Zork: The Hidden Evil. Although that project is
currently in limbo, it did manage to spawn a text adventure prequel
which was completed and released this summer.
The text adventure prequel is called Dawn of the Demon, and takes near
the thriving cities of Borphee and Pheebor about a thousand years
before the Empire. Dawn of the Demon can be downloaded from here:

No doubt there are other fan-based Zork projects going on. These are
the ones I know of.
