Some feedback on my choices would be appreciated. It's my first build. I was not sure about what kind of motherboard to get so any advice for that would be good as well. I'm looking to run some CoD games, BO1, BO2 and MW2. Maybe Fallout or Minecraft too. This is cut and pasted from CyberpowerPC.

This will play modern games at low to medium settings at 1080p. The video card is weak. For the games you listed, it will be fine, but do not expect to max anything at 1080p. I would drop the CPU to an i3 and get a better GPU.

Would dropping to an i3 affect load times and overall smoothness of gameplay? Also, should I look at NVIDIA GPUs or AMD GPUs? (they are my only choices)

They are both perfectly fine GPU makers (actually the only 2) and will perform the same. Load times aren't really affected by CPU all that much. I have an i3 and can play modern games with no issue. Another route to take is to get an fx-6300 CPU. Its slightly better than the i3 is some places. I would personally get an i3. I like mine.

Ok I think I'll go with the i3 then. How does an AMD Radeon HD 7770 1GB sound for the GPU?

Barely better than the gtx650. Will game at solid medium settings. If you want to get in the high settings range, you will need an hd7850 or better. A good option which is slightly better than the 7770 but not as good as the 7850 is the gtx650ti. It will get you medium settings in modern games and high settings in games a year or two old.

Ok the Ti looks good. Also is my motherboard good? Or does it not make a difference?
