What processor should I get?

FSX unlike many games is extremely CPU based. Im planning to get a new processor, upgrading from a X6 1045T, for the sole purpose of FSX and other games, mostly FSX. I was hoping to get a i5 but all models down to the 3350p is wayy to much for me. Im currently looking at the:
Intel i3 3220+new Intel mobo
AMD Phenom II X4 965+ new AM3+ mobo
Keep 1045T but buy new mobo for overclocking
What should I get?
Suggestins will be much appreciated.

best would be get new mobo and oc that cpu.your cpu x6 still good for games
