Which i7 should I buy?

I'm building my first computer. I'll be using it for mainly high-end games (ArmA, Crysis...) and also video and photo editing so question remains, Which i7 (or if you guys recommend i5 that's fine)
Specs:
Asrock z77 Extreme6
2x4gb Corsair Vengance
2gb GTX ti

if you dont plan on using the integrated graphics then the Xeon E3 1230 V2 or the Xeon E3 1240 V2 would be great choice, they are priced between the i7 and i5 and have performance identical to the i7-3770 (not the 3770k however as you can overclock this)
however if you want to overclock then the i7 3770k is the fastest CPU and the i5 3570K is the cheapest unlocked part, and still gives great performance

Thanks, i'll take the i7 3770k. Also, do you recommend the cpu fan that comes along with it?
EDIT: I'm going with the Cooler Master Hyper 212 EVO

It's a coincidence i'm getting my computer for my birthday which is in June, the release month.

it will be expensive, possibly 100 bucks more ontop of the 3770K

in relation to cooling, the stock cooler is fine for games or web browsing, but any CPU intensive tasks (such as running Prime95 or folding) or anything more than the slightest of overclocks, you would want something like the Hyper 212 evo you mentioned, which i personnaly have and it dropped my temps during Planetside 2 from 80+ to around 55oC
