i5-3570K, living in a VERY hot area, cooler for 4.5ghz?

I want to overclock my i5-3570K, in the area I live during the summer temperature is between 25c- 35c degrees, record is 40c. I want to get 4.5ghz mark, plan to use for heavy gaming. Any idea what cooler should I get to keep my CPU cool in the summer while playing heavy games?
