Need a nice cpu for gaming and rendering

Hey guys, i have around 250$ to buy a new cpu and cooler any sugestions? Would like to be able to play some nice games have a graphics card already just need it to be quite fast 250$ is my max so anything under 200 would be great thanks!

What motherboard are you going to run it on? Can't suggest anything till we know what you're working with...also what graphics card is it?
