New build. i5 3470 + GTX 780 or i5 4670k + GTX 770

Hey all,

Ordering the parts for my new pc next week, but I'm in doubts.
I've done a lot of research and read a lot of forums and reviews.
I will be using it for gaming mainly, single monitor 1080p resolution (Dell ultrasharp 2312u)
All types of games will be played, including heavy demanding like Crysis 3.

Now I made 2 builds from which I will probably choose.

It basically comes down to:

BUILD ONE:
i5 3470 with simple motherboard Asrock Z77 pro3 and a 120GB Evo SSD + GTX 780
1165€

BUILD TWO:
i5 4670k with decent motherboard ASUS Z87-A (and an evo 212 cooler) and a 250GB Evo SSD + GTX 770
1125€

So the second build is around 40€ cheaper and gives me the new haswell chip and decent mobo and cooler to overclock it.
It also gives me twice the SSD size.
It comes with the GTX 770.

The first build has no overclocking, the older ivy i5 processor and only 120GB SSD.
But it comes with the GTX 780.

So what would you guys recommend? All thought are welcome, even if it's suggesting build '3' haha :)

(Will probably drop the DDR3 ram to a 1600mhz version to save another 10€ on this build, as I'm not overlcocking anyway here.

Build 1. CPU's don't really matter unless the game your playing uses the CPU or your rendering or video editting or something like that.
