Looking to upgrade cpu and mb

I am looking to upgrade my cpu and mb. I am looking to spend around $300 total for both. I mostly play bf3/4 and path of exile. What are my best options?
My current setup is
i5 2400
Gigabyte z68x-ud3-b3
8gb 1600
GTX 670
I am assuming my cpu and mb are bottlenecking my gpus performance and that 300 isn't much to spend on upgrading to what that gpu should have running with it but I don't use my comp enough to warrant spending much more than that so I am trying to stay in the 300-350 range
 
Remember if you're upgrading mb and you have OEM windows you will most likely need to buy a new copy, so factor that in to your budget. For that budget, most likely an AMD build.

Yes! You should get an i5 3570k in my opinion. Perfect for gaming atm. If you want to be slightly future-proof and want even more frames out of games like BF4 you could get the i7 3770k. Both are compatible with your current motherboard so there's no need to change that :) Either would be great, just up to you with how much you want to spend.

I have up to date drivers on my gpu and I am only able to run about 40-50 fps in bf4 on low settings, does that seem right?
 


Yeah, most cost effective solution and those processors I named are just about the best for gaming at the moment.
 


That is pretty low FPS for low settings. Odd.
