This is what I am saving up to get for my first gaming rig and wanted some advice. I am in Australia so that is the reason prices are so high, and I have also included my reasoning for each part.

CPU: Intel Core i5 4440 ($209.00)
Seems to be best bang for buck for gaming around 200 bucks
Mobo: Gigabyte GA-Z87X-HD3 Motherboard ($169.00)
Honestly I'm really not sure on mobo's, it seems a reasonable price and I know Gigas are decent.
RAM: Corsair Vengeance 8GB (2x4GB) DDR3 ($109.00)
Because popular.
GPU: Gigabyte Radeon R9 290 OC 4GB ($539.00)
Again, seems quite popular around this price mark. I'll just have one 24" display, maybe two later on, aiming for 1080p 60fps in most games.
Storage: Samsung 840 EVO Series 250GB SSD ($179.00)
Real nice SSD, good price.
Storage: Western Digital WD Green 2TB WD20EZRX ($99.00)
PSU: Antec True Power Classic 750W 80 Plus Gold Power Supply ($149.00)
Want a solid PSU for longevity.
Optical Drive: ASUS BW-16D1HT-PRO 16x Blu Ray Burner ($119.00)
Keyboard: Corsair Vengeance K70 Red LED Cherry Blue ($179.00)

Mouse: Razer DeathAdder 2013 Gaming Mouse ($52.00)
Like the look, but never used one.
Case: Corsair Carbide 330R Ultra Quiet Case ($135.00)
Know nothing about cases, just want something with decent cooling and quiet.
Case Fans: Corsair AF120 Performance Edition Case Fan Twin Pack ($32.00)
CPU Cooler: CoolerMaster Hyper 212 EVO CPU Cooler ($39.00)
Concerned about the constant 40 degree days (no air con either) hence the extra cooling whilst not overclocking. Is it something I should be worried about?

First off you're spending way too much unnecessarily on peripherals and case fans. You can drop this stuff and buy it later or as needed. You also have an overclock capable motherboard and aftermarket cooler, and a CPU that can't be overclocked. That doesn't make a whole lot of sense. That Antec PSU is a decent model but you can definitely get better.

KB, I have my own reasons, mouse I want to try it out to be honest. I left the peripherals out of the total price on purpose.
Like I said I know nothing about motherboards, so I reckon I'll switch it out and keep the CPU.
That PSU is 80 bucks more the Antec here, doesn't seem worth it to me?
My reasoning for the case fans is my concern about 40 degree weather, although I think I'll monitor temps for now and grab them as I need like you said.

Is that a build you have saved? Because there's not one original part that I originally included...keep in mind it is much harder for me to get that stuff for anywhere near the same price where I am, so certain brands I chose for a reason.

Hey mate, FYI gigabyte r9 290 is on sale for $449 at pccasegear as I type. That's $230 less than the Evga 780... Good bang for buck IMO.
