What's the best way to upgrade my current PC for high end gaming?

I bought my system about 4 years ago with these specs;

GIGABYTE P55A-UD3P
4GB DDR3
Radeon HD 5850
Intel i7 860

It was quite a high end at that time and till about a year ago I could play every single game at the highest graphic setting without even caring, but ever since then it's been struggling. I had to play Hitman, tomb raider 2013, ..... on like medium setting and today I installed deadrising 3 and I could barely even get into the game, so I've been thinking about upgrading my PC.

I wanted to see if I could build a high end pc that would be good enough to play everything smooth for atleast a year from my current setup with just replacing some parts, like maybe just getting a new graphic card or do I have to upgrade everything?

If just the graphic would do I think I might be getting an Asus Geforce GTX 760 or 770 cause that's as much as I could pay for a VGA Card.
Do you think they are a good option or should I wait for the price of the Titan series to drop and become affordable and also do these even fit on my motherboard ?

I would at least get the CPU, cooler and motherboard. A 970, which is better than the 770, costs about 50$ more. I would suggest you reuse your RAM and add another 4 GB as most games today cannot be played (at least not on ultra or high) with 4 GB of RAM.
