Consistent frame dropping and lag spikes across all games

All games I play on my PC experience consistent frame drops and lag spikes approximately every minute or so. I have tried monitoring temps, and all seems to be within normal operating temps. I have tried replacing the graphics card but the issue remains.

I had it sent in for repairs where I was informed that they replaced the motherboard (TWICE!). Upon receiving the PC back from repairs, the same problem persisted.

Upon further investigation, while monitoring the CPU in the performance monitor, there were drastic drops in the CPU during the lag spikes in the game.

I have ordered a new CPU and associated thermal compound and remover/cleaner. Will update upon receiving.

Did they ever replace your cpu? It could be that, I had the same problem with my 760 4gb FTW and it was simply a faulty cpu.

They must not have replaced it. I honestly don't think they did anything. I had the performance monitor running while I tried playing a game and there was a huge CPU drop the same time the game starting dropping frames.

Do you think it's the whole CPU, or does it just need new thermal compound?

Is it overheating? If not then it's probably the cpu.

If you send it off for a cpu replacement and it comes back the same, demand a full refund. Am I on the right lines that this is a premade pc you bought?

It was running at normal temperatures, so I assumed it wasn't the CPU. I did eventually check the CPU performance by testing a game, and it turns out that the CPU is most likely the issue.

There was a white paint-like substance covering a small section of the contact points on one of my sticks of RAM, which after cleaning off appeared to solve the issues for almost 30 minutes before the problem showed itself again (which is when I finally noticed the CPU hiccups).

Okay then, It might be worth your while to send of the cpu for replacement then, or get a refund..
