No mentioning price please, my computer at the moment is 10 years old but with a gtx 970, and can play assasins crees rogue fine, I just want a computer for future games.

If your not going to overclock get a 4790K for the 4.4 turbo speed.
If your going to overclock then the 5820K could be just as good could be a bit more future proff. Without overclocking the faster clock speed would really win out for gaming.

Most games require more performance from GPU than from CPU so I think both of those are fine for gaming in the near future. Also CPU bottlenecking (bad CPU restricting GPU performance) is likely to decrease in the future.
