Need advice for mid-range gaming pc [India]

I am living in India and need advice to build a pc that can last for the next 2-3 years and easily play modern and future games at high/ultra at 40+ fps.

Since I have a 1600x900 monitor I obviously wont be gaming at even 1080p, so I think 2gb vram might be enough.

Also, I won't actually be using video editing or such software so a powerful dual core may work, but you guys know better. Since I will be leaving college in 3 years that is the maximum time to which I will be using this pc, but I might upgrade the cpu in 2 years.

I already have all peripherals and a 1TB hard disk, so don't include it in the cost.

Now to my budget: About 40k-45k INR, and it is not very flexible; also I will need the pc preferably within a month, so don't suggesting waiting to save up money and upgrade.

If you guys can help me decide which cpu, mobo, gpu, psu, etc. it'll be a ton of help.

If you shop around amazon.in and flipkart you may be able to find better deals, but try to stick to the exact components I have listed for optimum performance.

Windows 8.1 64-bit is Rs 6020, so the total with windows 8.1 64-bit is Rs 49,255.

I had almost exactly the same configuration in mind. A few questions, isnt the 4160 much better at just a bit more. I was also considering i3 4370. Should I opt for that?

Also, is there any difference b/w the gtx 960 variants? Other posts here suggest the msi version.

Is there a major problem if I get OEM version of windows instead of retail? Will I get windows 10 upgrade with it?

Between the 4150 and 4160 there is only a very slight performance difference, mostly in clock speed, however if you can stretch your budget to fit the 4370 then go for it, it is a slightly newer CPU, and has a little bit more performance that will come in handy in the more CPU-intensive games.

The only difference between the 960 variants is the cooler, and the clock speeds that each card runs at (However keep in mind that the cards are easily overclockable so the cooler and price are more important than the slight changes in clock speed.). I personally recommend the ASUS Strix 960, because of the zero fan mode it switches to when not under load, and I like the design as well, but other than that all the other 960 variants are just as good, and you shouldn't have a problem with any of them. Performance varies slightly from brand-to-brand, but since these cards are so easily overclockable, there is no need to look too much into these performance figures. However, try to stick with one of the better known brands (ASUS, Gigabyte, MSI, EVGA, Zotac, etc.) since they generally have better aftersales support.
