Need help choosing a monitor

I'm torn between a higher resolution monitor or a higher refresh rate. The monitor I'm leaning more towards at the moment is this one

And this is the higher refresh rate one

The 144hz requires an fps of atleast 144. If you don't get 144fps in games, the 144hz won't be neccessary. Meanwhile a higher resolution will lower your fps. I love playing games at high resolutions though and would recommend it over the 144hz experience.
Also, the h257hu has an IPS panel, which has better colors than the VG248QE that holds the TN panel.
