games in window borderless lags on dual monitor setup

hi. my friend recently got a dual monitor setup. but when we set to window borderless for bf3/bf4/csgo/dota2 on the primary screen and google chrome to the secondary monitor, no matter what game it was, it will have a visual lag although nvidia shadowplay fps counter shows it as not laggy (around constant 70?).

is there any way to fix the lag?

his specs are
i7 4770k
MSI Z87-GD65 GAMING
8gb ram
MSI GEFORCE GTX 970 4GD5T OC
windows 7 ultimate 64 bit

his primary monitor (just bought not long ago) is a ASUS VX228H
and his secondary monitor (his old monitor) is a Samsung SyncMaster S23B350

we tried to change cables, tried to use intergrated graphics for the secondary and 970 for the primary, update graphic drivers to the latest(both 970 and integrated) but it all doesnt work...

everything is stock, no overclock (except gpu which was factory overclock)

fullscreen doesnt lag, only window borderless

Lag means there's a delay in the video input so the game feels sluggish to control.

The frame rate won't tell you if there's lag or not, so perhaps you mean there is STUTTERING (obvious or doesn't feel smooth)?

Anyway, I would normally guess both monitors are different refresh rates but they both appear to be 60Hz. Verify that though.

no not input lag (input lag as in keyboard and mouse input)



i dont think its called stuttering... i not very sure how to explain... maybe i can ask him to record a video. both are 60hz though
