Thinking about new monitor

So right now I have a 2160p monitor but those max out at 60fps so I am considering having a second monitor with a higher Hz. Now I have a 1080 so I feel 1440p would be the way to go. What's the cheapest monitor worth buying for that res that has higher than 60hz

Fast Sync is just better V-Sync, no need to worry.
Also once you go 144hz, you never go back as they say! ;)
It's an amazing difference, but given you already have a 4k monitor, dual 1080s is what you want to go for really, no point investing in a 1440p 144hz monitor if you already have the potential to hit constant 60fps maxed at 4k for the same cost.
1440p 144hz is the way to go with a single 1080.
At 4k you won't max out stuff at 60fps anyway, so there's no point running one 4k monitor with a single 1080 let alone ANOTHER monitor with it, as you won't get great frame rates at higher settings.
Your best bet is to either get another 1080 or 60fps 4k gameplay which is what I would do, or get the Dell S2716DG, which is a 1440p 144hz G-Sync monitor.

The biggest problem I have is some games it will run 60fps at like 30-40% so sometimes it will take a dip and not up the usage fast enough or at all, but I don't want to run it in fast sync because I just don't want it at 100% all the time because I feel like that will wear it down faster and cause problems that I won't be able to afford to fix
