Replacing uATX motherboard

Hi, my OEM system came with a uATX motherboard

uATX: 24.4 cm (9.6 inches) x 24.4 cm (9.6 inches)

dont i need to replace it with the same kind of form factor?

in thinking about the

MSI Z170M MORTAR LGA 1151 Intel Z170 HDMI SATA 6Gb/s USB 3.0 uATX Intel Motherboard

i already bought my GTX 960 graphics card and its sitting in the closet waiting. So im choosing the parts from that.

But im not sure if i need to replace the uATX with a uATX, i assume so because of the mini tower size but i wanted to be sure.

Yes, any mATX board should fit. But whether or not you can use another size (ATX or mITX) will be determined by the case, and the OEM manufacturer. Another thing to consider is the front panel connections from case to board. Some manufacturers (like older Dells) use proprietary connectors that won't match up with retail boards.
