is it worth upgrading from i5 3470 to i7 3770?

i recently upgraded my gpu to gtx 1060 6gb,(cpu:i5 3470,ram:DDR3 8gb 1866 FuriX,mobo:msi h61m-p32/w8)i'm mostly using my pc for gaming,mostly playing openworld games(GTA V,AC,Witcher3,Mafia 3,...)i have fps problems with mafia 3,when i drop 3d settings there's no fps gains ,but with i7 when lower some settings it gives 60+fps with gtx 1060.

If you feel need for it and find your current performance not satisfying enough than why not.i7 3770 will giver you better performance in GTA V and Witcher 3 for sure and for Mafia 3 it is just bad looking console port that looks same on low and high graphics. You can grab that 3770 and sell i5 so you reduce upgrade cost to some point.

Mafia 3 is a horribly optimized game that rarely hits 60 FPS with the best hardware. Ignore your FPS problems for that one. I don't personally think it is worth upgrading because you would not see much of an improvement.

I7 3770 is a bit better and if something happens to your GPU you can use one inside i7. Also you can set 3770 to 3.9 Ghz on all cores. If the price difference is big then just go for Xeon.

price gap is huge,will Xeon & gtx 1060 enough for next 2.5-3y 1080p max settings?
& what about gtx 1060 with fx 6300 ,crysis 3,watchdogs,batman arkhem knight,mafia 3..performance?

Well since it is huge gap go for Xeon. I cant tell if it is enough for next 3 years on max settings. You could play them but i donno will it deliver 60 fps.
Dont even think about FX 6300, that xeon or i7 are much better.
