New rig - 4k vs 1440p for gaming

I'm planning to build a new rig with the 1600x Ryzen processor and a 1080ti when they are released. Assuming the 1080ti can run 4k at 60fps (won't know for sure for another week or so), am I better off getting a 144hz / 165hz 1440p or 4k 60hz monitor? I'm mainly looking for a future proof monitor but I also don't want to sacrifice fps until 4k becomes more realistic. The 4k monitor probably won't go bigger than 27"-28" either. So I'm unsure if it'll make a big difference over 1440p. My biggest worry is that I'll get a 1440p monitor and in a couple years the hardware will be able to handle 4k smoothly and I'll be replacing it.
