1080p Monitor with 48-75hz FreeSync range. Is it worth it?

Hey everybody!

Here is the deal:
I'm planning to buy RX 560 and FreeSync monitor. I've been choosing between this two:

1st question: Is FreeSync range 40-75Hz worth it?
2nd question: How will be 1080p gaming(med-high settings) with my setup and one of the monitors listed above?

Mostly gaming. I'm currently playing Black Desert Online on my old laptop. Would like to play some PUBG.

My setup will be:
ASUS P8H61-M LX3 R2.0 mobo - already have
i7 3770(non K) - going to buy
2x4GB DDR3 RAM 1333 MHz - already have
Samsung 850 Pro 240GB SSD - already have
500GB HDD - already have
RX 560 4GB - going to buy

P.S: 144Hz monitors are 2 times more expensive in local stores than 75Hz. Not an option.
