How do i factory reset my PC?

Hello,
Im planing on selling my current PC to build a new one.
I have already activated the Windows 10 OEM, so its not transferable (i knew that).
So when im selling it, how would i completely wipe the the hard drive so that none of my personal info is on it, but the Windows 10 doesn't deactivate?

Create a Win 10 install DVD or USB
https://www.microsoft.com/en-us/software-download/windows10

Boot from that, do a full reinstall. "Keep nothing"
This gives it just a bare OS, which activates when it goes online.
