First of all. Thank you very much. This will be my second gaming rig and i was able to build mine 3 years ago thanks to this community and it was during a very difficult time in my life. My pc was and still is my escape.

Now, to business.

I was able to get a EVGA GeForce GTX 1080 Ti SC Black Edition for MSRP. I got some tips for newegg shopping and was able to get it.

Approximate Purchase Date: End of February.

Budget Range:$2000

System Usage from Most to Least Important:WOW, AAA games, overwatch, pubg, bf1

Are you buying a monitor: Yes (I would like an Ultra wide, 30''+, 1440 or 4k. Not only as main display but will use it to play X Box One X too)

I just own: GPU, secondary monitor and peripherals.

If you do not mind a watermark of an Unactivated Windows, you can download the ISO off Microsoft and install it but not activate it. I took 1440p monitor as it is quite the sweet spot right now. 30" like you said:

I have some questions about the build.

I dont have any experience with water coolers.
Is it required or recommended?

The samsung monitor looks good but its "freesync", will this affect performance due to my nvidia gpu?
I can add some budget if needed to get a better monitor.

No, the monitor will not affect performance with your GPU. It is my fault I did not notice that it is a freesync monitor. Basically what freesync does is reduce screen tearing when your GPU puts out more frames than the monitor can handle.

Here is a G Sync monitor of 27". There is a 30" possible, but it has a response time of 5ms and is not that great for gaming:
