CPU Upgrade from i5 4570 to i7 4770K

Hey guys, I have the following setup, and I was thinking about upgrading to an i7 4770K (arround 200$) while selling my i5 4570 (~120$). Is it a worthy upgrade? I am constantly seeing a cpu usage of over 80% in games, and I would like to know if I the i7 4770K is ok or I should change everything (cpu+mobo+ram) and upgrade to the i7 8700K.

Setup:
CPU: Intel Core i5-4570
CPU Cooler: SilentiumPC Grandis 2 XE1436
MOBO: MSI Z87-G43 Gaming
GPU: Gainward GTX 970 Phantom 4GB
RAM: 12GB Kingston HyperX Fury DDR3 @ 1866MHz

I saw a decreased performance in Far Cry 4, where I have framedrops, high CPU Usage (80-90%) and low GPU Usage (60%). The 4770K upgrade would be faster, as I can do it now and not have to wait to sell all my existing hardware and save up more money for the upgrade.

I upgraded to the i7 4790K, I was lucky to find a guy who wanted an i5 plus a difference (75$). I did not test the new CPU in any game yes but I wanted to ask you guys, as I did a Userbenchmark and the results for my memory were way below expectations. I have 3*4GB Kingston HyperX Fury 1866MHz as I stated above, should I buy one more stick? Will it improve something?

When you say that the benchmark was below your expectations, what do you mean? Most people say that nowadays it would be ideal to have 16gb but you could game comfortably on 8gb from what ive seen
 
The reason for such benchmark is the fact that you don't have 2 or 4 matched modules for dual channel operation. 4 identical sticks would be best. But there is certainly no reason to worry over anything, userbenchmark can tell a lot of stuff that don't translate into any meaningful performance penalty in practice. Just test the games you like and see how they perform now. BTW, 4790k is a great CPU.
